How do I book a showing?
You can book a showing on our Contact Us page, by phone, or by email. After we check with the seller, we will try to set a time that works for you.
Each showing costs $30. Payment is by e-transfer (EMT) after the showing is confirmed. We will send you a receipt after the showing.
There is no cancellation fee, and you may cancel at any time.
How does your model put my interests first?
Our model puts your choices first—WITHOUT pressure.
Traditional agents are paid only if you buy, which can create pressure to rush decisions. We use small, transparent fees so you stay in control. Our $30 showing and $100 offer fees are NOT for profit—they keep the process fair and pressure-free. You decide if and when to proceed.
Our role is to provide honest guidance, access, and support—never sales pressure.
What if I find a For-Sale-By-Owner (FSBO) property?
If the seller offers no commission, you would pay us $4,999 at closing. If you decide to purchase an FSBO (For Sale By Owner) without our help, that’s completely fine — no pressure.
Note: In some FSBO cases, sellers choose not to pay any commission to a buyer’s agent, which means the buyer is responsible for covering their agent’s fee.
How does the cashback work after closing?
After closing, once we receive the commission, we will refund it to you minus $4,999 as soon as possible.
Some buyers ask to lower the purchase price by excluding the buyer’s agent commission to reduce closing costs. This is a separate request to the seller and may not be approved. It does not change that $4,999 plus HST is the buyer’s responsibility.
What does the $100 per offer fee include?
It includes drafting and submitting your offer, handling counters, and resubmitting on the same property. We’ll work with you until the end for each property.
For repeat attempts on the same property, we only resubmit with a material change (price, terms, or conditions).
A different address is a new file — and a new $100.
Do you have package pricing for showings or offers?
We do NOT offer package pricing because it can pressure buyers to cram showings or rush offers just to meet a threshold.
We charge per showing and per property, so you can move at your own pace and only pay for what you use.
